The bank doesn't judge how much you earn. It judges whether your income can be entered into its table.

This sentence sounds absurd — until the moment you get a rejection despite excellent earnings. A professional driver with 9,000 PLN in the account. A B2B specialist with 20,000 PLN a month. A freelancer with a contract for specific work (umowa o dzieło) and regular transfers. They all earn real money. For some banks — their income doesn't exist.

A professional driver receives 9,000 PLN every month. A solid amount. The problem is that the lion's share of this sum is per diems (diety) — not salary. Banks approach per diems restrictively. Some will accept 50% of the per diems, others will reject them completely and accept only the base from the contract for the capacity. With a base of 3,000 PLN and per diems of 6,000 PLN — credit capacity is calculated from 3,000 PLN. Not from the 9,000 PLN that actually hits the account. This is income that requires finding a bank with a special procedure for transport. Without it — rejection or drastically lower capacity.

Replacement contract. Identical salary, different decision.

You have a desk, tasks, and a monthly transfer. For you — a regular job. For the bank — income with an expiration date.

A replacement contract (umowa na zastępstwo) by nature ends when the replaced employee returns. The bank sees a risk that your income may disappear overnight. Most banks will say no — regardless of the salary amount. You earn as much as a colleague on a standard job. He will get a loan. You won't. One bank will reject your application. Another will accept it. The key is knowing which one.

Contract for specific work (umowa o dzieło) and credit capacity — this is one of the most common problems for specialists and creative industry workers. If your contracts are based on the transfer of copyrights, you benefit from 50% tax-deductible costs. Thanks to this, you pay lower tax and get a higher transfer to your account. For the bank, however, your real income is only what remains after subtracting these costs in the PIT declaration. An analyst assumes that this 50% is a "production cost" — not your net profit available to pay the installment. As a result, you earn 15,000 PLN monthly to your account, but credit capacity is calculated from 7,500 PLN. You might get a loan half the size of what you assumed. On top of that is the seniority — banks often require at least a year of continuity for such contracts, and breaks between assignments, even short ones, can be treated as a lack of income regularity.

B2B and a mortgage — it's possible, but not everywhere

B2B and a mortgage — possible, but requires good preparation. The bank doesn't look at the turnover from the activity — it looks at the income, i.e., turnover minus costs, visible in PIT or the annual tax return. If you optimize taxes and enter a lot of costs — your income on paper is low. The bank will calculate the capacity from what is in the PIT, not from what actually hits the account. With aggressive tax optimization, you may have a problem getting a loan despite high turnover. Banks usually require at least 12 months of activity — some 24 months. Required documents include PIT for the last year or two, company account statements, and sometimes a balance sheet or KPiR. B2B and a mortgage — bank policies vary significantly. One bank will accept B2B after a year of activity, another requires two years and no losses in the previous year. A good advisor knows which bank has the best procedure for your form of employment.

Foreign employer — phantom company from Delaware

You earn 25,000 PLN monthly from a foreign company. Transfers arrive in PLN to a Polish account. A prestigious client, a good contract. For a Polish analyst — black magic. The bank cannot check your employer in the Polish KRS. It cannot verify its financial condition. A company registered in Delaware, Dubai, or Cyprus is a "garage phantom company" for the banking system — until you prove otherwise. And proving it requires sworn translations, foreign financial documents, and patience. The inability to verify the employer is the most common reason for rejection for foreign contracts — regardless of the amount that hits the account.

The bank doesn't just vet you. It also vets your employer. The company has arrears in ZUS — rejection. The analyst assumes that since the boss doesn't have money for contributions, he won't have money for your salary soon. The company shows a loss in the balance sheet for two years — rejection. There are bailiff seizures on company accounts — rejection. You can have a perfect credit history, great earnings, and a solid down payment. If your employer has a problem — your application falls with them.

One bank will reject. Another will give the loan. How to know?

This is the core of the whole problem. Banks have different risk policies, different tables of accepted incomes, and a different appetite for non-standard situations. What one bank rejects — another will accept without blinking an eye. A rejection at PKO BP doesn't have to mean a rejection at ING or mBank. Every bank treats drivers' per diems differently, calculates B2B differently, and approaches copyright contracts differently. This knowledge is not in the regulations.
