Your Salary Arrives Every Month. The Bank May Still Not Recognize It.
May 2, 2026
You have an employment contract. You earn regularly. The transfer arrives every month like clockwork. You think the formalities are just a formality. The bank doesn't just look at how much you get. It looks at where that money comes from, how it's described, and whose account it goes to. If anything in this chain doesn't fit its template — the income doesn't exist. Regardless of the amount.
Cash salary and a mortgage — is it a problem?
The law allows for the payment of remuneration in cash. Many employers — especially in the construction, gastronomy, and service industries — still pay "under the table." You have a contract, you have ZUS contributions paid, you have everything. Except for one thing — no trace on the bank statement. Cash salary and a mortgage is a combination that most banks reject. No inflow to the account means for an analyst no proof of income. Even if you have receipts for the cash and a certificate from ZUS about paid contributions — most banks will decline the cooperation. There is no digital trace. No possibility to confirm regularity. No link between the transfer and the contract. For the banking system, such income doesn't exist. What to do: change the form of payment to a bank transfer at least 3, and preferably 6 months before submitting the application. Download a certificate of the contribution base amount from the PUE ZUS portal — this is the only additional evidence that can help if the transfer history is too short.
Salary to a Revolut account — will the bank recognize it?
Salary to Revolut? For most banks, you just sent your remuneration abroad. Revolut is gaining popularity, and many people use it as their main account. The problem arises with a mortgage. Salary to a Revolut account and a mortgage — for most Polish banks, Revolut is a foreign account. Most banks will reject remuneration flowing to Revolut as a basis for calculating creditworthiness. What's more — if you transfer funds from Revolut to a Polish account before submitting the application, the analyst sees a transfer between your own accounts, not remuneration directly from the employer. A key financial trace is lost. What to do: remuneration should go directly to a standard Polish bank account. You can use the Revolut account for daily expenses, but the salary inflow must be to an account that the bank can unequivocally verify.
Transfer from the employer's private account — not a salary, but a transfer
A small company, the boss is everything in one. Instead of transferring the remuneration from the company account — he transfers it from his own private account. The amount matches. The deadline too. But the sender is a natural person, not a company. A transfer from a private account and ZUS — these are two different documents that must match. The certificate of employment is issued by the company, and the transfer comes from a private person. For an analyst, the lack of a direct link between the entity on the certificate and the sender of the transfer is a signal that something is wrong. For the bank, such a transfer is not a salary — it's a private transfer of funds that can be a loan, a gift, or a debt repayment at any time. The bank has no certainty whether the company even has the funds for your payout or if the boss is saving the situation from his own savings. What to do: ask the employer for the transfers to come only from the company account. At least 3 months of such history before submitting the application and the problem disappears. If the analyst has already questioned the employment — prepare a ZUS certificate (RCA report) from the last 12 months as additional proof.
Transfer title "aaaaa" — the bank won't guess
A bank analyst doesn't interpret what the author had in mind. If the transfer title says "refund," "advance," "own transfer," or a completely blank description — the bank may reject such an inflow as unverifiable. In the banking world, "aaaaa" in the transfer title or its absence means that this money does not have the status of income. The bank will not call the boss to ask what he meant. It will reject the inflow and calculate the capacity without this amount. What to do: salary transfer titles should sound like: "Salary for [month/year]". Avoid generalities. If the history is already "dirty" with different titles — you need at least 3 months of clean transfers with the correct description.
Salary to a partner's account — for the bank, it's a gift
Joint finances, one account — logical in a relationship. The problem arises with a loan. If your remuneration goes to the account of a partner or parent, and not yours — the bank loses the entire trace. Even if your name and surname appear in the transfer title, but the account number belongs to another person — the analyst treats this inflow as unverifiable. There is no certainty that these funds are available to you. Maybe it's a debt repayment. Maybe it's a gift from a third party to you. Gifts — even regular ones, every month, for years — are not recognized as a stable source of income for calculating creditworthiness. Your creditworthiness from such a transfer history is zero. What to do: remuneration must go to your account. If you are planning a credit application — change the transfer instruction to your own bank account at least 3 months before submitting it.
Phone verification — a dead phone is a real reason for rejection
You think the bank doesn't call? It calls. It sounds like a trifle. It's a real reason for rejection in the credit process. The analyst calls the number provided on the employment certificate — to confirm that you actually work there. No one answers. The boss's private voicemail comes on. Or a child answers. If the bank cannot reach the company during its working hours — it assumes the company is a "phantom" or a garage operation without a real office. Your employer loses credibility. You lose the loan — regardless of the amount of earnings. What to do: make sure the phone number on the certificate is a company number answered by an employee or office during working hours. Not the boss's private mobile.
